The Buying Process
Once a deal has been reached, you then have two options…it’s entirely your choice.
Appoint a local lawyer
We can recommend and connect you with a qualified legal professional in the Dalyan area who can act on your behalf. They will complete the necessary legal formalities. For this office you will need to be present in Turkey so that you can attend their office in person to sign contracts.
Appoint us as your representative
Alternatively, you can give us power of attorney to act for you, we will then liaise with a lawyer and the notary office and sign on your behalf. This saves you having to come back to Turkey to sign. Many owners like to leave us with lasting power of attorney for any future property or banking transactions.

The simple answer is anyone, there are a few remote areas that only native Turkish people can buy but most properties are available to anyone. If a property is only available to Turkish buyers, this will be clearly stated on the property listing.
If your intention is only to use your new home for holidays, you will not require Turkish residency. The current rules allow you to be in the country for up to 90 days in every 180. This is a rolling 180 therefore you cannot assume that you can be here for the last 90 days of the first half of the year, then stay for the first 90 days of the second half of the year. For this you would then need residency.
It is relatively easy to gain Turkish residency, if your intention is to live here, we can introduce you to the right person who will assist you in this matter. It seems daunting, but it really isn't.
Whilst it is often more financially advantageous to arrange finance for your purchase in your home country, it's quite possible to arrange a mortgage in Turkey and we can put you in touch with reputable brokers in the area.
In Turkey we do not have a long conveyancing process, once the money is in place the transaction can be completed very quickly, you will receive your tapu (title deed) and habitation certificate on the day.

Turkish law is clear and you need have no concerns about falling foul of obscure regulations or unsound contracts.
Contrary to what some of our clients have been told by their UK solicitors, your UK will does NOT cover inheritance in Turkey. Although Turkish law does not specifically require you to have a will written in Turkey we strongly advise that you do so. You will save your heirs and beneficiaries a great deal of expense and trouble.
We also advise setting up Lasting Power of Attorney for a trusted representative who can act on your behalf in the event of any unfortunate circumstance preventing you taking care of your affairs yourself.
If required we can accept your Power of Attorney and be ready to act for you here in Dalyan even if you are perfectly hale and hearty - but just not in the country at the time when something needs to be done.
